Ocean Township is about eleven square miles with roughly 27,000 residents, and it has no single town center. People here are more likely to tell you they live in Oakhurst, Wanamassa, or Wayside than to say Ocean Township at all.
That isn’t trivia. It’s the thing that makes this market confusing to search and easy to misprice.
Oakhurst (07755) — the oldest section, established single-family housing, closest to Deal and Elberon, which pulls the upper end of its pricing.
Wanamassa (07712) — largely built out post-war, dense residential, with its own small retail pockets.
Wayside (07712) — west of Route 35, developed later, generally larger lots.
Plus smaller sections including West Allenhurst, Deal Park, Colonial Terrace, Shadowlawn Manor and Elberon Park, some of which carry Allenhurst, Deal or Long Branch ZIP codes despite being inside Ocean Township.
The practical consequence: a township-wide median tells you almost nothing about your house. Housing stock, lot size, and price vary substantially between sections, and a buyer searching “Ocean Township” on a listing site sees a very different set of results than one searching “Oakhurst” — even though both are the same municipality.
One government, one school district, and a set of shared amenities — the park system, community pool, library, municipal golf course — that residents consistently cite as the reason they stay. For buyers with children, the school district is usually the driving factor, and it covers every section equally.
That’s worth knowing when you’re comparing sections. Schools aren’t the differentiator here. Lot size, housing stock, commute, and price are.
The first thing I do is price your house against its section, not the township. The second is make sure the listing is entered so buyers searching either way can find it. That sounds like a technicality and it costs sellers showings.
You’ll get a written pricing analysis before we discuss listing, with no obligation. Every listing gets professional photography with drone coverage, video, and staging — physical or virtual, depending on what the house needs.
Certificate of occupancy and smoke certification are handled at the township level. Start the process early; the scheduling backlog is a common cause of delayed closings.

Yes. So are Wanamassa and Wayside. They’re unincorporated sections, not separate towns, though the different ZIP codes make people think otherwise. More about Oakhurst specifically here.
No single one. Several sections have their own retail areas, which is part of why residents identify with the section rather than the township.
Depends on budget, lot size, and commute. The school district is the same throughout, which simplifies it for families. Call me and I’ll walk you through the differences.
Yes, though Ocean Township is more single-family than the shore towns nearby. For multifamily there’s usually more inventory in Asbury Park, Neptune and Long Branch. I work in all of them.
Send me your address. You’ll get a written analysis based on comparable sales from your section of the township, usually within 24 hours, with no obligation to list.
