Asbury Park prices block by block, not neighborhood by neighborhood
I’ve said this about other towns and meant it generally. In Asbury Park I mean it literally.
The difference between one side of a street and the other can be six figures. Distance to the boardwalk matters, but so does which block, what’s been renovated nearby, and what’s under construction two streets over. A house that would have been a teardown ten years ago might now be the comparable sale that sets your price.
This is the most common way sellers get hurt here: they look at a citywide median, or an automated estimate built on a citywide model, and price off it. Sometimes that leaves money on the table. Sometimes it puts a house on the market well above what it will bring, where it sits, goes stale, and eventually sells for less than a correctly priced listing would have.
The parts of the market
Waterfront and near-boardwalk — the highest prices and the most volatility. Condo and new construction supply has changed this segment substantially, and new inventory affects resale pricing directly.
Downtown and the Cookman corridor — mixed-use, condos, and houses close to restaurants and retail. Strong buyer demand against tight supply.
The west side — where most of the single-family housing stock is, where the entry prices are, and where much of the investor activity happens.
These three don’t move together. They don’t always move in the same direction.
Investors and multifamily
Asbury Park has real 2-4 family inventory and a rental market that supports it. I work with investors on income property from small multifamily up to apartment buildings in the 12-to-16 unit range, including the parts most agents avoid — tenants in place, title problems, estate sales where the heirs disagree.
If you own a building here and want to know what it would trade for today, that’s a conversation worth having whether or not you’re thinking about selling.
Selling in Asbury Park
You’ll get a written pricing analysis before we discuss listing, built on comparable sales within a few blocks of your address rather than a citywide average. Every listing gets professional photography with drone coverage, video, and staging — physical or virtual, depending on what the house needs.
One thing worth starting early: Asbury Park requires a certificate of occupancy inspection plus smoke, carbon monoxide, and fire extinguisher certification before closing. The scheduling backlog is real, and this is among the most common reasons closings get pushed.

Questions about Asbury Park
Why is my Zestimate so far off in Asbury Park?
Automated valuations work from models built on broad geographic data. Asbury Park’s pricing varies too much over short distances for that to work well — the model can’t see that your block renovated and the one behind you didn’t.
Do you work with first-time buyers here?
Yes, and the west side is usually where the realistic options are. Call me and I’ll set up a search that matches your actual budget rather than showing you things that will frustrate you.
Do you handle multifamily in Asbury Park?
Yes, from 2-4 family houses up to 12-to-16 unit apartment buildings. Income property is priced on the numbers rather than on comparable sales, so it’s a different analysis than a house.
Is now a good time to sell in Asbury Park?
Depends entirely on what and where you own. That’s not dodging the question — it’s that “the Asbury Park market” isn’t one thing. Send me your address and I’ll tell you what your specific situation looks like.
How do I find out what my Asbury Park home is worth?
Send me your address and I’ll put together a written analysis using comparable sales from your immediate blocks, usually within 24 hours. It doesn’t commit you to anything.
