Most people searching for a Neptune realtor are actually looking in one specific part of it, and those parts don’t behave the same way at all.
Ocean Grove is a historic district full of Victorian houses, many of them narrow, tall, and built shoulder to shoulder. The buyer pool is specific, the renovation rules are real, and the land ownership arrangement is unlike anywhere else in Monmouth County — something worth understanding before you buy or sell there. Most agents outside the area have never dealt with it.
Shark River Hills is a different animal entirely — mid-century houses, larger lots, boating access to the river, and a quieter residential feel. Pricing here tracks water access and elevation more than square footage.
Neptune’s inland sections along Route 33 and toward the Wall border are where most of the township’s single-family housing stock sits, and where first-time buyers have the most realistic options.
And Neptune City is not Neptune Township at all. It’s a separate borough with its own government and its own market. People mix these up constantly, including on listing sites.
I work with sellers and buyers across all of it, plus investors — Neptune has a meaningful supply of 2-4 family houses, and the rental math here is different than it is in Asbury Park or Long Branch.
Before I list anything in Neptune, I pull comparable sales from the specific section, not the township as a whole. A Neptune-wide average is almost useless as a pricing tool, because a Victorian in Ocean Grove and a ranch off Route 33 are barely in the same market.
You’ll get a written pricing analysis before we discuss listing, based on what’s actually sold near you. Every listing gets professional photography with drone coverage, video, and staging — physical or virtual, depending on what the house needs.
One Neptune-specific thing worth knowing: certificate of occupancy and smoke certification requirements are handled at the township level, and the scheduling backlog can delay a closing if you wait. I’ll tell you when to start it.

Yes. Ocean Grove is part of Neptune Township, and it’s the section that most needs an agent who knows the particulars — the historic district rules, the housing stock, and the land ownership structure.
No. Neptune City is a separate borough. Different government, different schools, different market. I work in both, but they should never be priced off each other.
Yes — 2-4 family houses through larger apartment buildings up to the 12-to-16 unit range. Income property is priced on the numbers, not on what the neighbors paid, so it’s a different analysis than a house.
Send me your address and I’ll put together a written analysis using comparable sales from your section of the township, usually within 24 hours. It’s free and it doesn’t commit you to anything.
See what’s actually sold near you recently, plus a rough range. Then I’ll prepare a real analysis for your specific property — free, no obligation.
